Track Record Assets, a Trey Stone company, brings sponsor leadership, property management, and asset management together under one accountable operating model. TRA is built to do more than acquire properties. The firm is structured to evaluate opportunities, execute acquisitions, manage performance, improve communities, and maintain accountability from entry through exit.
In multifamily investing, the purchase price matters. But execution after acquisition matters just as much. TRA’s platform is built around the belief that value is protected at entry, reinforced through structure, and created through operations.
The firm’s work spans three connected disciplines:
Together, these disciplines allow TRA to pursue a more controlled and accountable approach to multifamily value creation.
TRA’s sponsor role begins before acquisition and continues through the full investment lifecycle. We evaluate each opportunity through current market pricing, realistic financing assumptions, operational upside, resident conditions, and downside protection.
Key responsibilities include:
TRA does not pursue volume for its own sake. Each opportunity must support our standards for basis, structure, operating potential, and capital partner alignment.
We believe multifamily value is created on the ground. Property management is central to the investment thesis because resident experience, leasing, collections, maintenance, safety, and community standards directly influence performance.
Through affiliated property management capabilities, TRA is able to stay closer to the daily realities of each community and maintain greater visibility into what is working, what needs attention, and where improvement can create value.
Key responsibilities include:
TRA’s property management capabilities are supported by Ironbridge Property Management, a Trey Stone company. Ironbridge is a Houston-based firm, focused on onsite operations, resident service, leasing, maintenance, and community improvement.
Asset management connects the investment thesis to daily execution. TRA monitors performance, manages capital allocation, evaluates renovations, tracks KPIs, and maintains communication with capital partners throughout the hold period.
Key responsibilities include:
TRA’s asset management function is designed to ensure that the business plan remains active, measured, and accountable.
Many sponsors outsource property management and separate asset oversight from daily operations. TRA’s model is designed to bring the critical pieces closer together.
This means our investment platform is built around a more accountable relationship between sourcing the deal, managing the asset, and executing at the property level. This structure can support:
